Abstract

This project Effect of location on rental value of commercial property, a case study of Bida metropolis. The aim is carried out with the following objectives among others, to analyze the value of the trend in the study area between 2012-2016, it identifies and analyzes the various types of commercial properties in Bida metropolis, other literacy works related to the study was also reviewed like Okon S.O (2001) Karl Marx (2015). The instruments used in the collection of relevant information for this study include questionnaires and field survey, data were also analysed in tabular form from the finding is was revealed that that shops and offices are the most common types of commercial properties in the study area. From the research finding, it was recommended among others that provision of facilities in areas with a shortage or where they are not provided at all should be enhanced, good and accessible roads should be provided in some part of the metropolises with adequate primary spaces. It was concluded that the greater the accessibility, infrastructures like drainage, telecommunication among others will enhance the value of the commercial properties.
