Abstract
This research work looks at Problems of urban land management (a case study of Owerri capital territory). The urban land problems in Owerri emerged as a result of rapid development, rapid rate of uncontrolled and unplanned urban growth/spatial growth. Urban demographic trends expansion of an urban economic base. These generate unforeseen problems regarding the ongoing social process. Changes of population in Owerri metropolitan area, movements of population from agricultural and rural area to Owerri town, economic evolution caused such problems. Apart from psychological, social and cultural difficulties, other problems exist such as over-burdened sewer and water systems, urban sprawl, energy shortage, air pollution, garbage disposal, over-crowded environments, physical expansion and population explosion, slum growth, squalor poverty, water pollution, inadequate housing, loss of valuable resources. Measures that could be taken to ameliorate or even eradicate these problems are various, ranging from implementation of land polices, use of detailed master plan, location requirements and land user plan, land use surveys, making use of urban land with the basic knowledge and proper statistics regarding the matter, there should be also a definite regulation regarding the proper sub-division and making use of urban land and land use survey.
